Staging

Home staging (or Re-Design) is the process of preparing a home for sale by strategically arranging furniture, décor, and other elements to make the property more appealing to potential buyers. The goal is to highlight the home's square footage, its best features, and help buyers visualize themselves living in the space.

Staging can involve some organizing and depersonalizing, rearranging furniture, adding decorative touches, and occasionally making minor repairs or updates. Professionally staged homes often sell faster and at higher prices compared to un-staged homes because they create a strong first impression and highlight the property's full potential.

Key statistics include:

  • Increased Sale Price: Professionally staged homes often sell for more than their non-staged counterparts. Approximately 75% of sellers experience a 5% to 15% return on investment when they stage their homes before selling.
  • Faster Sales: Staged homes tend to sell more quickly. They spend between 33% to 50% less time on the market compared to non-staged homes.
  • Buyer Visualization: A significant 73% of buyers' agents reported that staging a home made it easier for buyers to visualize the property as their future home.
  • Room Importance: The most critical rooms to stage are the living room (46%), owners’ suite (43%), and kitchen (35%), as these areas have the most significant impact on buyers.

These statistics highlight the advantages of staging a home, suggesting that it can lead to a higher sale price, and a better overall impression on potential buyers.

As your listing agent, I include staging as part of my listing service at no added expense to you.
